Building in the Shire has its own checkpoints
Bushland, waterways and coastline shape a lot of the land in the Sutherland Shire. We check the site constraints that most often change an approval pathway, before they cost you time.
Bushfire
On bushfire-prone land, a complying development needs a Bushfire Attack level (BAL) certificate. A BAL- 40 of Flame Zone rating means a development application instead.
Flood
Flood-prone land is mapped by Council, and flood planning controls sit in both the LEP and DCP. We check them early so levels and design hold up.
Coastal Zone
Waterfront and coastal-zone lots carry extra development controls under the LEP. Worth knowing before your design is locked in.
Trees & Heritage
The DCP has tree controls for proposed dwellings and pools, and heritage can affect whether a project qualifies as complying development.
