BUILDERS AND HOMEOWNERS

Whether your building it or living in it

Most delays have nothing to do with the build. They come from approvals, certificates and fire services left to the last minute. We deal with them early.

  • Early BCA/NCC advice so compliance issues surface at design stage rather than on-site.

  • Complying Development and Construction Certificates coordinated with your design team and council

  • Inspection stages explained up-front, so nothing stalls your critical path.

  • Final inspections and your Occupation Certificate without last-week surprises

BUILDERS & DEVELOPERS

Keep your project moving.

Approvals can feel like a maze. We explain your options in plain English and tell you early what you and your design, will need.

  • Plain-English advice on whether your project suits a Complying Development Certificate or needs a DA

  • Checks for bushfire, flood, heritage and coastal constraints on your block.

  • Help with new homes, alterations and additions, dual occupancies and pools.

  • Clear, responsive communication from the first assessment to the final certificate

HOMEOWNERS

Know where you stand before you spend.

SERVICES

Certification from early design advice to final sign-off.

One team across every stage of your Shire project, so nothing gets lost between approval, construction and occupation.

Building in the Newcastle has its own checkpoints

Each council has its own planning rules. Newcastle’s are in the Newcastle LEP 2012 and DCP 2023. These are the issues that most often change an approval pathway

Mine Subsidence

Parts of Newcastle sit in proclaimed mine subsidence districts. Building there needs approval from the NSW mine subsidence authority before the DA is lodged, and the stamped plans must go in with it. Newcastle’s DCP has a dedicated mine subsidence section.

Flood

Newcastle’s DCP includes a flood management section. We check flood controls early so levels and design hold up.

Bushfire

Bushfire protection controls apply to mapped land across the city, and the rating affects both the pathway and construction requirements.

Heritage

Newcastle has heritage conservation areas, which can limit what a project can do and whether it qualifies as complying development.
